Before finding Microban we used many other products trying to resolve mold and mildew issues from water intrusion into homes and commercial buildings with limited success. Since finding Microban we have been very sucessful in getting positive results on our air and surface testing. We are also using now for daily cleaning and disinfecting in our cleaning service. We needed something to remediate a cat urine smell in our basement. This was a major problem as our cat had been going all over the place. This was an unfinished basement, thank god. The cat urine had been absorbed in the concrete. We thought we were on top of the situation and were cleaning with everything from bleach to hyrdogen peroxide. We checked all over the internet for remedies and tried them all. Each time the smell would come back. It was not a pleasant situation.

Finally we happened to read about someone using Microban. They said that cat urine smells because it contains bacteria. The bacteria is what actually smells. Unless you kill the bacteria, you cannot eliminate the smell. Most of the remedies we tried only masked the odor temporarily. We discovered this first hand.

We ordered the case size of Microban original. The directions said to use a pressure sprayer. A pressure sprayer is the type with a pump that is used for spraying any liquid, but typically weed killer, etc. We picked that up at my local hardware store for about 20 dollars.

We poured the microban directly into the sprayer and did not dilute. We sprayed the entire basement but payed special attention to areas where we knew the cat had gone. The original Microban has a peppermint odor. It is quite strong. There is now a fragrance free version but that was out of stock when we purchased ours. We had to wait about half a day for the Microban to dry and for the scent to die down. Lo and behold, the urine smell was gone in almost all the spots. There were a couple of spots that we needed to treat twice. Since concrete is pourous, you have to really soak the Microban into the areas where there is repeated stains.

The smell is gone. The basement is liveable again. This products works as advertized. Sylvane was great. The order arrived on time. No surprises. Perfect.
