The window unit says 400 sq ft, but it would be a challenge to get it to cool 250 sq ft. The instructions are horrendous and poorly written. And the billing.... I ORDERED the 12,000BTU unit, I was SHIPPED the 10,000BTU unit, and I was BILLED for TWO 12,000BTU units PLUS ONE 10,000BTU unit!! This whole process was a nightmare. The 10,000BTU unit that was shipped to me (by mistake) is sitting in my garage on a cardboard piece on my four wheeled dolly....sitting. I've already paid for it and have no way to ship it back because I didn't find out it was the WRONG unit until I had already cut up the box it came in and put it out for the recycle truck. So now I've paid almost $500 for the wrong a/c unit and in my garage it sits..... VERY BAD EXPERIENCE, GUYS!
